Lodging Information

  • 2 Night minimum stay on weekends required from May through December

  • 3 Night Minimum stay required on all Holiday weekends

  • Check In is between 3:00 & 8:00 pm or you can arrange for a different time

  • All guest bedrooms have air-conditioners

  • We are a smoke-free establishment in all indoor areas 

  • Sorry, no pets

  • Gift certificates available (non-refundable and good for one year from purchase date)

  • 8% sales tax not included in room rate

  • 2% Ulster County Room Tax not included in rate

  • Sorry, we are not handicap accessible

  • Babies and young children are only accommodated in "The Captain's Quarters" unless arrangements are made in advance of your stay

  • 50% deposit required
     

  • Wedding Guests and other groups of 3 or more rooms: Full payment for all rooms is due one month in advance of arrival date and is non-refundable (NO Exceptions)
     

  • When you reserve a room we agree to turn away all other requests for the room you select and guarantee to hold it for the day(s) you request. You agree to pay the rate quoted for the number of days you reserve it. An acceptance of your deposit is the confirmation of your reservation.

  • Credit card payment only accepted through paypal.com-just click on the paypal button on the bottom of our home page

  • Personal checks, travelers checks, money orders or cash are all accepted

    Cancellation Policy

Due to our intimate size, any cancellation affects us significantly. Consequently, we adhere to the following cancellation policy:

  •  If a cancellation is made 14 days or more prior to your arrival date, you may elect to either receive a refund, less a $25.00 handling fee, or apply the entire amount of your deposit toward a future stay.

  • If your cancellation is made less than 14 days prior to your arrival date, the deposit will be forfeited.

  • For reservations made over holiday weekends, cancellations must be received at least 30 days prior to your scheduled arrival. Should it be necessary for you to depart earlier than your confirmed dates, you will be responsible for all of the original nights booked for your intended stay.

 From the South
Take Route 87 (NY Thruway) North. Get off at Exit 18 (New Paltz) Go left after the tollbooth onto Route 299 West. Continue through the village of New Paltz about 1 ½ miles, and make a right turn onto Route 32 North (see a Mobil gas station & Nikko Sushi Restaurant) Continue about 7 ½ miles. For a while the signs say 213 & 32 but you must make a left turn at the traffic light onto Route 213 West (this is after the second little bridge and about 2 miles after Route 213 East) You will see a Stewarts Shop on the corner when you turn. Go 2 ½ miles, through Rosendale.We are the second driveway on your left after the driveway road sign, at the corner of Rte. 213 & Mossy Brook Road. If you reach the hamlet of High Falls you have passed us by about 1 mile!


From the North
NY Thruway (Route 87) South Take exit 19 (Kingston) Follow signs around traffic circle to Route 209 South (toward Ellenville) Continue on Route 209 South for about 11 miles. Make a left turn onto Route 213 East (At 2nd traffic light) (about 1/4 mile after Stone Ridge Town Centre) Continue about 2 1/2 miles. We are located about 1 mile after the town of High Falls, at the bottom of the hill on the right. Our driveway is next to Mossy Brook Road.
